The reason for the delay is because I initially thought I'd invest in low cost areas of California like Fresno, Bakersfield, Stockton, Sacramento, etc (due to being somewhat within driving distance of the SF Bay Area) but I held back because California's landlord laws made me very concerned.I didn't want to end up in drawn out court battles with a renter just squatting at a place I purchased with my cash.

Turnover costs are functions of many things including length of tenancy, quality of tenant, occupancy level, existing finishes (carpet has shortest lifespan but is cheap), etc.I hope unit is ready to show by Nov 1.

Site runs very slow, information is not current and search functions are set in such a way that you have to constantly clear search terms, or change criteria to have it pull what you want - this is especially frustrating in the comps section where - for no reason - you have to open the settings and select "all" for it to pull in comps.

What the law says is often more of a last resort than a first option initially when there is a dispute because enforcing your rights in court and collecting afterwards can be costly and difficult. 2.

While it’s frustrating that the tenant is still there and not paying, turning off utilities could complicate the situation and potentially lead to legal consequences for your "friend".In the meantime, document everything (the tenant’s non-payment, the lease terms regarding utilities, and their attempts to resolve the issue) to present in court, which may help recover the outstanding balance later.

I would have to guess that there should be a way to setup the account for a PM or co-host.Even the co-host option locks the co-host out of certain functions, and we can't drag the listing into our software.
