Being a hotel developer I see Air BnB not being a true competitor.

Who is your biggest competitor?

After talking to my builder as well as a non competitor builder (simply for advice) the cost per sq ft should be under $55 PDF.

An owner with a $1,500 rental might pay me double what they will pay my "competitor" charging 8% and no additional fees, but the quality of service is significantly lower and will likely cost them more in the long run.I've seen many new property managers start out with the idea that they'll charge lower fees, build a huge business, and beat out the competition.

Talking with other competitors and professionals in my field in town and in my area, I think that is a pretty good number.

It's good to know your competitors, in this business they are friendly.  

In my market, one of my direct competitors, the one that is doing the best on AirBnB, is on the main road for our area that all cars must go down and after seven months listed and 29 reviews, not a single guest has mentioned it in their review.

Population size and competitor density are the biggest factors in that.

Any market that you're interested in, there should be a quality provider in that area that you will need to vet so you can be confident about your goals being met.As far as PM goes... if you find a management firm that consistently gets the job done and is 100% TRANSPARENT then it's probably best to maintain that relationship as they probably won't like you working with their competitors.
