@Dallas Trufyn  I'm not sure these add any value as both the fire pit and grill are fully portable and I'm not sure if anyone would assume they stay with the property upon the tenants vacating.The looming issues here are the failure of these tenants to abide by the lease terms, and the exposure to liability they have just generated for the owners.

Worst case, add a portable island cart to the center of the kitchen IF it doesn't crowd the space.Update your cabinets if they look old.

Matt R. in my trip last week to Chicago I viewed rehabs and they had portable propane heaters  big ones  turned on in the units to allow them to work and paint etc.to secure homes use this system  DAWGS   its sad one needs to spend 2 to 3k to secure the home but if you don't its all stolen

Yes.. you need to do some analysis and ask yourself, does the immediate tax deferral, long term tax advantages, choice of investment, portability/mobility, liquidity of the platform warrant a steam of money going into your 401K.
