Prop 58 is the parent-child exclusion that allows property to be excluded from reassessment when it transfers to/from a parent or child. 

What if a tenant's child gets exposed to lead paint dust before you create the LLC?  

The l owner who entrusted the care of the home their child is open to a short sale.It has not entered for closure yet.

A neighbor in NJ rented a house across the street and they had small children who put their mouths on the sills which had lead paint and caused developmental delays in the child.

So is having a child and needing a bigger place. 

This year I have signed leases with 2 different tenants who have a small child.

My question is should we start an S corp with child LLC's for each property or start out with an LLC? 

Not sure if the same will apply to an adult child.
