I don’t run a charity though so I expect to be paid rent on time and first before paying their whatever bill.  

You're not a charity. 

I have been burned many many times over crappy tenants that I inherited due to lack of screening, letting family members move in for charity, etc.

It is likely she will be able to get a charity to help her with the payment if she cannot afford to fix it. 

@Isabella G.Instead of trying to be a charity yourself, perhaps go down to the city council and befriend someone there and discuss having them see what kind of things other cities are doing to solve this problem and then implementing it in your city.Unless you're rich, in which case you can spend enough of your own money to solve the problem.Good Luck!

For example does the Trust give 20% of the assets to  charity upon the death of the Trustor or the sell of the asset?

I want to live comfortably and know that my standard of living is not necessarily correlated with my job.I want to start a charity, and make a positive impact on those I know and those around me.

If you want to donate 2 months rental income to their favorite charity, then do it. 

but your looking at value add flipping .. new construction.. buy land get it up zoned and approved for HBU and flip timber tracts that you can instantly log and resell we made millions doing this on OPM .. and it viable in the Carolinas etc. you will need to listen to my pod cast or make a very nice donation to my charity for a personal consultation.. this is too detailed for the forums too much typing.
