The This Zinus 12" queen Green Tea is the way to go. 

This may not be everyone's cup of tea, although I love it so much I have bought another four houses here on the Central Coast.

Flipping isn't everyone's cup of tea but its slightly more aggressive a strategy; upside (downside), you can double (or loose) your money faster.

Hi @Tea Houck,It's not really a big deal either way unless you are using FHA.If you line your ducks up now, that's 4 more months of having your ears to the ground and possibly finding a great deal.

I'd rather spend my time sipping ice tea on the back porch while watching the grass grow.
