I am also looking for my first flip, but wanted to add that there is a group in my area that flips homes regularly and they have prop furniture for flips for staging and such.. like plastic and cardboard replicas and such.. looks decent in person, in pictures you cant tell it is fake.. 

I’ve been here my whole life and downtown is just downtown but with it being not too far from university and hospital I figured I wouldn’t have an issue renting it out!

If he isn’t there in a timely manner we are, so the tenant issue really is about managing expectations.

I have had the property for 20years, never had an issue renting it.  

It's easy to use, but practice on a piece of cardboard or something first to get a feel for it.Once the patch is right, touch it up with paint.

The issue really with every DSCR and commercial lender out there is the loan size and price per door.

So some of the issue really falls on you making that statement.

The IRS wanted the issuer of the 1099 that caused me all that grief to issue a corrected 1099, which they never did.

When I eventually rent my current property out (which will be a while since we have animals and a mini farm) I see no issue renting it for 14-1500 a month so cashflow on it after the refinance shouldn’t be an issue.
