Great Deal / bad location?
Hey all, I'm a college student in my home town with a passion for REI. I've been analyzing deals non stop every day for a little bit now and just studying REI. I found a great deal in my town which is a 4plex that would cashflow $568 a month cashflow while I'm occupying it for the year I'm there and then after I move out it'll cash flow around $8-900 a month. It's just not in the greatest part of town (Which to be fair not many parts of town here are good lol). Just wanted some advice or guidance on what should be my next move!
