I understand the draw of front loading the payment schedule to make sure the home owner doesn't decide they ran out of money and can't pay you now, but 70% of the money when 40% of the work is done is way too much up front unless they're installing a ton of high end, special order cabinets and trim.

Hi BP, so I'm currently in the next phase of getting my first rental property all fixed up and ready to rent, and am essentially looking to meet someone (or some people) who can help with things like installing kitchen cabinets, replacing toilets, installing light fixtures, laying floor, painting, electrical etc.

If the work does not need to be inspected (Flooring, cabinets, paint, tile, etc) then you would not need permits nor hire a GC or have GC license.

They may sabotage the sale by complaining about the HOA or that the cabinets are cheap or utilities are expensive.It sounds like your tenant is a good one so it may not be a problem.

You typically don't have the opportunity to inspect them prior to purchase, the occupants may not leave, the occupants may trash the place and steal doors, appliances, and cabinets on their way out, or you may discover it's so damaged it needs to be torn down.
