I know it seems like a tough task, but can you spend a few more months or a year while you continue to learn to really tighten the budget or find ways to earn a little extra to start from a stronger position?

I have positive feedback on them.The time between appraisal to notary signing is 10 days.

Plus Self storage is a heavy positive cash flow investment while Teak farms are negative cash flow so they offset.  

WE figured homeless or someone Od.. called the cops they hauled the body out and that was the end of that.

Perhaps it has something to do with the statistical average where in Australia, if you are borrowing 75% on property in the cities or suburbs, it is almost impossible to get positive cash flow ANYWHERE, whereas BP subscribers are aware that in MANY parts of the USA, the opposite is true.

@Alicia Prokos (and anyone else in the same position) A 401k plan is a type of Qualified Retirement Plan, in which there are - at a minimum - 2 essential roles: Trustee and Administrator.Plan administrator – The person who is identified in the plan document as having responsibility for running the plan.Plan trustee – Someone who has the exclusive authority and discretion to manage and control the plan assets.In the overwhelming majority of plans, it is the business owner and/or the business entity adopting the plan that fill these roles.Companies that provide 401k administrative services are more aptly called "third-party administrators."

We're still seeing deals here that have positive cash flow and appreciation potential.

How are unsophisticated mom & pop lenders in 2nd and 3rd position on those properties going to get their investment back?
