Does anyone have any thoughts or ideas on the BUILDERS and cities/subdivisions that I could target?

I can't speak to this exact builder or market, but I can say that many production builders offer huge closing costs, but it's often a marketing ploy and they know that you can't use at least a big chunk of that.

We work with a number of  builders to move there properties off market before they’re complete.  

I'm in the process of buying land, having a builder build a home for sale on that land, and then selling said home for a profit.If I buy the land in my name, get the construction loan in my name, but I want to sell it under the LLC's name, at what point am I would I report the income under the business's name?

You kind of learn from connections from other developers and builders.

We cut our own with a builder’s supply purchase 8 years ago, still looks like new and it only cost like $150 plus the saw blade (small galley style kitchen).

Low supply of housing will keep prices rising until builders build enough inventory and that won't happen anytime soon.
