I did a lot of business with the San Jose RIA and the old owner she sold to a turn key provider.. the turn key provider wants the SJ RIA for profit and to sell her product of that I have no doubt. and the bigger turn key providers in the mid west spent a bunch of bucks getting into her RIA and being allowed to present they spent it in the form of adverts in her magazine...  

I'm wondering if I should build out the house to sold comps valuation (bigger more expensive house chasing equity valuation) ORShould I build just enough of a nice mountain cottage for best cashflow.

Timber companies and the feds swap these lands all the time in an effort to create large blocks of either gov land or private timber lands.

The allowable rent increase is not typically the big issue with rent control, the bigger issue is getting rid of poor tenants that pay their rent.

Fortunately it was a location with a PSF of ~$1.5k, so I added more than $100k of valuation (suspect I may not have quite achieved my $2 added for every $1 spent).But the bigger issue I see, if I add $200k of equity at hopefully a cost of no more than $100k it seems like maybe a good brrrr but what if it has expenses on a sustained hold that results in negative $1k/month?  

My wife and I are hoping to buy another single family home that is bigger sometime in the next year for our new family and potentially rent out our current home to tenants.

In addition, my account has u synced from Bigger Pockets several times causing RentRedi to charge extra fees that were originally explained as cost free.  

Ideally it should still cash flow solidly but may not appreciate quite as rapidly as the bigger market.
