To me - that sounds outrageously optimistic, rather than realistic. 

Sounds good.

That sounds cheesy until you talk to people who have lost their purpose.

You didn't do yourself any favors when you mentioned that the new car has all the bells and whistles but do whatever you feel is best as this is a personal decision.

They uncover a lot of problems with these properties.It sounds like you have enough to work with to appeal their process.
