@Jermaine Williams It depends on the neighborhood...we don't look at anything under $75k...just not worth it.

There hasn't been cash flow there in a handful of years--prices have gotten too high as compared to the rents, as @William Fritz said. 

We meet on the 4 Thursday of every month at the Keller Williams Office here in Spokane.   

@William Lewis you're correct that closing costs on HELOC is much lower, usually just an application fee along with an annual fee (some banks will make you pay for the appraisal as well).
