Florida is a more volatile state for Property coverage, so your increases will always be more than those in the Midwest.Umbrellas for larger portfolios are doubling in cost in some cases. 

Some markets stay fairly stable and some are volatile.

Some people are content to let someone else buy a house for them, while others expect returns closer to what they might expect in an alternate investment.One thing to keep in mind, is that the value of real estate is volatile.

I love the idea of house hacking, but friends and business can be a volatile combination.

It was before I realized how volatile the market can be.

The last thing I want is to see folks with small balances in their portfolios to run out and borrow against a volatile asset class. 

When all of things are newer and you manage the guests well, the actual maintenance costs for a STR tend to be about the same, if not a tad lower, than long term (NOT including the ongoing cleaning costs . . . which again helps reduce the unplanned maintenance and repair costs of the STR).However, in another way you're likely to have MORE maintenance and repair in STRs because essentially you have all the volatility as a normal house, plus furniture and decor, plus a revolving door of guests. 

Now equities are much more volatile in terms of business prospects and perception but even in real estate this strategy would seem to cut off your gains while still giving you the risks of ownership.
