We have been fairly aggressive with price negotiations and seller concessions to contribute towards costs and improve Cash on Cash returns. 

Do you have any capital to contribute or are you looking to borrow 100% of the purchase and rehab?

The appraised value of the land will be the key factor, but does seem like you will likely need to contribute some more cash than merely relying on the land. 

Many lenders will offer a seller paid contribution that can be utilized as prepaid interest to reduce the borrowers initial interest rate by 3-2-1% over the first few years of the loan.

And then after the fact contribute the property into a new LLC with each tenant being a member.

Haven't seen the other two come to fruition...or if they have, I haven't found out.Demand might be really high right now, but it would likely be dominated by people trying to find someone to pay the full contributed capital for worthless positions in failed deals.

You are not "loosing" $800-$600 per month, that would be Additional Capital Contributions to the investment/business.
