Areas I like that I would consider C+ to B which should give decent cash flow are Orange Park, South Westside area near 295, Murray Hill area, San Jose, eastern area of Mandarin, East Arlington (east of 295), various pockets of the southside around University Blvd, and some others I circled in the red areas.

Hello Bigger Pockets Community,My fiancé and I are beginning our real estate investment journey but we live and work in one of the most expensive markets in the world - even though we are 20 minutes from San Francisco there is not a property in our city listed at under 1 million (yes).So I recently took a trip to Costa Rica for the sole purpose of identifying regions we would like to invest in and ended up finding a fantastic little condo for our starter property.

After Fort Worth and before Austin, the other two cities in the top 5 were Phoenix, Arizona (No. 3) and Sacramento, California (No. 4).Other Texas cities in the top 25 best large economic boomtowns were El Paso (No. 16) and San Antonio (No. 23).

I have approx $500k+ to play with and looking at San Diego, LA, Scottsdale, and New York.

It is very possible that I will be relocating to Pensacola from San Antonio, TX in August 2024. 

Insurance would cover it, I would pay the deductible, and no assets would be lost.If you are in an area like San Diego where people are more likely to sue, a judge is more likely to find you guilty, and the payout is expected to be higher, you may consider an umbrella insurance policy.

For reference, I currently live in San Francisco, CA, and am willing to relocate anywhere if the opportunity is right, but preferably would love to find something up in NorCal.I am a military veteran, but I am currently unemployed to go to college using my GI Bill as a source of income.
