CONS:  You'll already have skin in the game (legal fees, inspection, time) to the tune of several hundred dollars, and if you find some issues and try and retrade with the seller (who, unlike you, has not spent a dime or any of his time) can tell you to go and pound sand.  

Let him know that you are always looking for (Locating real estate) good real estate deals, that you'd be willing to be a locator for him or partner up on a great equity based property - would he be interested in working with you, giving you a referral fee.Let him know that you have some skills in pounding the payment, that you are always talking to motivated sellers --Ask him what kind of deals he likes - meet him -- have lunch -- ask lots of questions --Call him every opportunity you can - tell him about a FSBO you just discovered, a tax sale motivated sellers, a seller on Craig's List, a motivated expired listing. 

However, if you take a look for yourself, the house is huge and sits on beautiful property just outside of Manhattan - Pound Ridge Home.

@Jeff Copeland, I actually have worked with some very good Buyer Agents over the years and the rebate realtors I refer my pre-approved buyer referrals to, (who I get from online and magazine ads) are very good Realtors.But that does not change the fact that Real Estate Commissions are the 1,000 pound Gorilla In The Room!

I personally found it too grueling to try and pound out reports while doing my Certified General classes.

@Tyler Kurz  having made a business out of this prior to WA and OR. passing the anti skimming and foreclosure rescue laws.. you would be surprised folks are generally not to mean if you pound on the door..

I have both products in my personal house and a 130 pound dog that runs around like a puppy so have a fairly good test subject.
