I personally am located and invest in the Colorado Springs metro area and would advise that you may not find many BRRRR opportunities on-market and will have to do some work to find these deals off-market. 

THere are many real estate investing meetups that are held around the metro.

I think I stated my Dad was in the land business in the 60s I started in the mid 70s and we have bought and sold thousands of parcels over the years every one of them though we owned wholesaling this stuff was never a thought and will never work unless your in a major metro area snag smokin deals that you can flip to a builder because there is an acute shortage of buildable lots.

Start with cities with a metro population of >1M if you want long-term, reliable income.

I actually moved from the Bay Are to Detroit Metro from 2017-2022 but I'm back in CA now.Getting all of your cash out is fantastic, but not always doable.
