I have owned 3 parks two were very good one was a disaster and that was because it was not on city water and sewer it had private well and septic.the old owner let them go to pot.. now to be fair I made a loan on this one and ended up owning it.. nightmare dealing with failed systems.If I was to acquire another park I would not buy anything that did not have public water and Sewer of course public water is not a given these days look at Jackson MS.
