The old laundry area could become a kitchenette with a sink, fridge, microwave, coffee pot, etc. .     

There are a decent amount of kitchen cabinets for pots/pans but no pantry area for food storage.

Net is totally different for long term especially since the properties are all townhomes. 

Now I am waiting for the appraisal to see if the braiser will red flag the pot growing in the unit as well. 

I have owned 3 parks two were very good one was a disaster and that was because it was not on city water and sewer it had private well and septic.the old owner let them go to pot.. now to be fair I made a loan on this one and ended up owning it.. nightmare dealing with failed systems.If I was to acquire another park I would not buy anything that did not have public water and Sewer of course public water is not a given these days look at Jackson MS.

I cant find anything online in regards to how much this will affect commercial loans or if this is just one of the many other questions asked that goes into the pot to help determine over all risk of the loan.

Staying in a house for 20 with no large pots will sour your stay.

Agreed, but 20% + net is not so bad :)  

That said, if you can fix and flip, why not do that as long as the net is worth the time and effort.
