Property management companies work on a small margin, and the amount of time and overhead it takes to deal with maintenance pushes them to require a percentage of the maintenance. 

Point is that you can minimize effects of a downturn and/or over saturation by having a property even marginally better than those around you.

Money is made on the margin aka the cost of money to you versus what return you can get from using that money.

As will, small mortgages, or marginal debt service coverage.

It's just hard when there is no margin for error.

You don't have much margin for error if the estimates are off.I would not want in on this deal unless this was a super unique property that has room to improve the numbers.

There are still flood properties around the city that can be purchased cheap and have enough margin to make money.

It is hard to guess without seeing the issue, but by a wide margin the best stain blocker is shellac based Zinsser BIN.

The property has 100% equity on the property but I don't really see to much profit margin for the seller, me, and the buyer.
