It is very helpful to know that advertising, marketing and networking are very important even right out of the gate.

Either someone leaves the gate open, or feels that the dog is encroaching on their free use of the common space, or someone doesn't pick up the poop, the dog is too loud, etc.

@James Marie hey man, don't get too down about it.Couple things:1) RE isn't for the faint of heart, so know that out of the gate.2) it took me 10 months to find my first deal, and I was pretty active in looking.3) Take the time to listen to the last podcast, there is a great tip on this at the end that is simply put and says it all.4) Really using the word "motivation" is the wrong thinking, motivation comes and goes, it's more of an emotional response of sorts.

Show the prospective Attorney what you offer right out of the gate.

. :)  I bought global crossing because Gates owned a big stake in the company... well it went out of business within a few years.

They don't give you access but just about all the MLS info is there except agent to agent remarks, gate codes and commission amounts offered.  

I'm not planning on trying to learn everything before pulling the trigger but I also don't want to set myself up for failure right out the gate not having these things in place.

Our building consists of 6 units behind an iron fence that is about 7 feet high with physical key access.Some thoughts that have come to kind have been replacing the gates with a keypad entry type system.
