I'm not saying all wholesalers are bad apples, but I have seen way too many vulnerable homeowners be taken advantage of for this not to a problem.

The problem I'm facing is, most of the jobs out there are looking for someone with a real estate license, Yardi and/or property management experience, which I'm lacking at this time.Ultimately, my wife and I are both looking to transition over into real estate full-time, with my wife becoming a real estate agent and I would work on the property management end, and eventually possibly going into business on our own.

It's a fairly unregulated space (charging grandma $750 to puts around for 3 hours, after moving the old box from the horizontal sensor, which was the only problem with the garage door to begin with), so some combination of carefully reading reviews (you have to actually read them to make sure it's not 200 fake reviews), and maybe not giving them the full contract all at once, is in order.

you can always call or email the tenant in regards to this matter. i personally smoke as well and just would want my tenants happy and not feeling accused as its a big problem with a lot of tenant v landlord situations around the country. you can always say you got a report of the odor of weed and was just verifying the smell with both tenants on the property. you can restate your conditions with smoking. you can always ask if they are legally able to do so as well (meaning medical card). depending on how you want to handle it, if you want to make it a legal warning to the tenant as well, you should write a written letter sent by mail stating you got a report of weed and this is a written warning in case this a problem down the road, you have evidence to show the court if it gets to that matter that this is not your first occurrence. best of luck!
