@Drew Cheezum thanks for your reply, im looking to buy a single family in fairly goid condition and just do some touch up to make it look nicer, and I would like to manage it myself (dont see a reason to get property manager for 1 property , does that make sense?)

Hey Alberto,I couldn't agree more with @Drew Sygit - you need to be clear on the services the PMC provides, what the company specializes in (area or type of tenant) and the costs for those services.

In answer to Will and Drew, the drywall was already not worth saving in most spots. 

But additionally, my rentals that were in less desireable areas drew less qualified tenants and those tenants, on average, not only did more damage to properties prompting more maintenance calls, but also were less likely to proactively call if something was weird, and waited until it became a major issue which cost more to repair, i.e.

I worked with someone whose two units shared a backyard and he did the kindergarten solution: drew a line down the middle and each unit had half!
