Have a section in your offer that elaborates on the zoning contingency that effectively says that closing is subject to the approval of whatever you want (XXX SF, XXX FAR, XXX units, etc.) by the city of Somerville. 

Here is what it does say:  "Tenant, upon satisfactory performance of this Lease, shall have the option to purchase the real property described herein for a purchase price of $XXX, provided that the Tenant timely executes the option to purchase and is not in default of the lease agreement. 

When the tenant gives you the "official" notice, ask for a look-see to assess how much you need to do and start advertising it as soon as you can with the caveat it'll be available 1 XXX 2020. 

I get these calls, so this is what I ask to qualify:1) If we do a deal, are you willing to give proof of funds2) Are you looking only in XXX? 

Just tell the tenant the rent will go up $XX if they have an animal and then your lease states rent is $XXX a month with no mention of increased charges for the animal. 

Call (XXX) XXX-XXXX.Have the phone number a Google or Grasshopper disposable number.

I've had several clients, really like a property, then when I tell them it will def go for xxx amount, they want to bid 20k under the asking price.

It will affect your DTI, as now you have another $xxx per month you have to spend.

Provide a dump service with a card system (don't know if it is worth it, if you only have xxx units in one location), just like you pay at an air pump.

Also those nagging "please explain XXX" or "submit documentation for YYY"...other lenders/brokers just send me that and leave it to you to figure out what they want.
