get more micro. we define a zip code as a market. there are about 7 zip codes in the city of columbus that we work in as well as about 15 in Miami. we look at the average housing unit delivered and try to develop under the median and average home or condo where there is a lot of absorption. that is mostly through smaller Floorplan design, smart floorplan design, etc. new construction and development you also have much more control over the overall development just my 2 cents. if you are just buying existing it's going to have some issues

The most successful investors in my circle here in columbus have their portfolio built of primarily SFH. inlist quality brokers, agents, and wholesalers to fill your funnel and then team up with a great honest general contractor to help you understand the back end of the projects.

The goal is to try and do 2-3 of these projects/year. margins are too low. you need to work on finding land cheaper. look at 500 pieces of land and underwrite them and the exit. we did that for the last 8 months while we have broken ground on a few deals and we focus on where can I exit at the highest which tends to be urban core infill lots. we do this in Columbus Ohio and expanding to where I moved in miami soon. the margin you have is too low though for new construction. how many new builds do you have?
