Perhaps, if it is an older system, the fan motor has been changed out and replaced with a lower CFM rated fan.Attic insulation could well be a factor, however perhaps an attic fan could also help to pull the hot air out.

Hi all,We are making an offer on a house that has been passed on multiple times due to it having a swamp cooler (evaporative cooling) instead of central AC.It is in the Denver area where the climate is relatively dry, other houses in the neighborhood have them, and they in general are more efficient and cheaper than central AC units.

The property is not the most “renter friendly” - it does not have A/C, has mostly carpet, has original windows (~30 years old), is in an HOA community (which can just be a pain to deal with, plus the fees), has a broken sprinkler system, the electrical wiring is all screwed up, needs an electrical panel upgrade in order to put in A/C, has a swamp cooler (aka an evaporative cooler, which is more of a pain for me than anything), and the list goes on.My major question is whether I should just give up this property with the hopes that I could find something through a 1031 exchange that maybe does have some of these things that make a property more “renter friendly” like A/C, new windows, hardwood floors, a functioning sprinkler system, etc.

The problem with the existing forced-air system was that there was only one return register near the ceiling at one end of the house, so the heated air would exit the supply vents (at the top of the walls in every room) and either just stay there, getting cooled by the cooler air at the bottom of the room, or would flow along the ceiling to the return vent, not cooling the lower parts of the rooms.

Would be rather lonely.Frisco was mentioned and has a great summer and still rents well for ski season even though you need a bus or car ride to get to any skiing (it's central to most of the skiing close to Denver).Further afield, Crested Butte and Steamboat are amazing standalone towns with great summers and actual towns and cooler weather than Austin for sure.

De Humidifiers are more efficient for humidity and also help with the temperature "fee".  60 moist is a lot colder than 60 dry.  88 dry is a lot cooler than 88 moist.S.
