They are looking for an entreprenuer buyer (not big chain) that owns 5-10 hotels now.

Bed & breakfast" is maybe not the right descriptor now. 

Now, of course, every market is different.

Now days you don't buy a deal you make the deal either with how you operate the property, how you finance the property, or how you purchase the property.

I’ve been in the real estate business for almost three years now and have completed five deals: one buy-and-hold long-term rental, one short-term rental, and three fix-and-flip projects, for which I helped raise capital.

Was something mitigating the noise at that time that you could use now?

Between now and the time you retire, there will be a couple of severe recessions and likely serious inflation. 

I’ve done a lot of research, but now I’m taking action and need advice from experienced investors. 

They cited insurance reasons, which could very well be true, but many residents felt it as a big "f you" Now folks from outside the community could argue this was an entitled stance from the residents, to feel they had access to this private land when they didn't, and that on the face is certainly true.

And now that it’s posted, all I’ve gotten is 1 hit and that person was a no show.
