It is going to be a buy and hold rental, going in all cash and getting a refi after placing the tenants (BRRRR).No one has said that it is bowing out off of the house, and I've had a full inspection and also the construction manager from my PM did a deep dive on the house.I have been waffling on a range of repair in between tuck point it and replace later, up to replacing just the bad part where it's falling down off the house with a transition to fiber-cement board or vinyl like this (using a flashing in between the two areas).

Then, 1/2 inch Cement backer board.

Will definitely update once the location and date are cemented.

This helps cement those habits long term.

(i.e. the bathroom had severe water damage that posed structural threats, so I gutted it and installed cement board and new tile.)

My options were 1) to keep it at its current dimensions but I’d have to put it on a cement foundation and get a permit. 2) cut it back by 4’ and no permit, or 3) take it down.  

Duplexes does not require fire escapes, cement enclosed furnace room among other things.

Flooring, plumbing, new roof, added a garage, new counter top in the kitchen, full bathroom rehab including toilet, vanity, tile, redid drywall throughout, added a new cement patio, new cement sidewalk around the home, new drainage & grading.
