In my county, doing a title search starts at the county GIS site to find the tax records by parcel, then over to the assessor web site to get the name of the person/entity responsible for the tax bill then over to the recorders site to search by name.

I was doing some web browsing on MLS sites for the average person, and then started getting calls from different Agents.

We also run a separate web site for advertising rentals and run inquiries through it.

I am frugal on my expenses and I own no car.I am a web developer and I am able to save $5000 per month (after all expenses including taxes).About my location, I live in Quebec, Canada, where the cost of living is not really expensive but I don't know which U.S city I can compare with for the housing market - let's say for $200,000 a decent family house (3 bedrooms, 2 bathrooms, modern etc.) can be bought.

Finally, the PAR contract is a good one and can be purchased from PAR, or a sample can be downloaded from the web (with the word SAMPLE  written across it).

This may take longer to begin generating leads but once you solidify your self on the web for your service, you have built an asset that will be hard to remove.
