Great advice, great pointers - my own 2 cents are - consider alternatives with high cashflow, such as Asia (to toot our own, and others', horns).

It involves some work but It is totally worth it (Cleaning after every guest, greeting and providing EXCELLENT customer service so you can maintain high ratings, etc),  Alternatively, you can hire people to do work for you.  

Most of that money is going to their insurance, their nice trucks, their offices, their marketing materials, etc.Now ask a GC who does work for a investors the same question -- they'll likely tell you it's $50 or so to replace the same door in the same amount of time.

As a small property manager / landlord I signed up for Buildium a year ago already a little weary about the $40 a month price tag for my small amount of units,  plus I hate their long hold times for support....however...

Generally, inherited property’s depreciable basis is its FMV at the date of the death or at the alternate valuation date, is elected. 

Offer to pay for a moving truck for them to load their stuff into.

My plans for the inherited house is to fix some things in it and then rent it out although I am open to alternative strategies. 

The tree farm sounds like a peaceful alternative to the hustle and bustle of a corporate environment.

As of right now I am a local truck driver but my wife is going to team up with me going long distances after our move.

Our main concentration is currently Southeast Michigan, primarily due to the enormous success our investors have had in this highly demanded rental region.I am always looking to find new and alternative routes to buy/sell our product, along with products that we may market to our current clientele.
