My income fluctuates do to my freelance work.I have an amazing credit score 799I tried to get a line of credit and got rejected from my bank.I now have an offer to refinance and get cash out for a total of $375K loan at 4.5% for 30 years (That gives me a bit more then $175K out)My plan was to keep my mortgage as is rent my place out to cover it and get a new multi unit to live in and rent.

The total price of land and all construction will run about $10M. 

We both work full time jobs that more than pay for our lifestyles, so that is totally doable.

Based on my research as well as what my friends pay to live in the area, I think conservative numbers for what I could get in rent after bringing the place into the 21st century are $800 and $1200 plus $200 for the garage, a total of $2,200 a month.

Mine totals 350 a year on my personal home.

When he'd finish up I'd ask what the total was and he'd say, "I told you $250".
