As for ARV, I run comps for clients all of the time and I have never taken sewer VS septic in to consideration- people just expect their toilet the flush.

I suggest replacing the flappers on all toilets.

It does have a stove/oven, so we'll make sure to have some pots/pans and spices,etc.It'll be in north east Dallas.

After doing some research I've learned that sometimes running toilets can stop and go so maybe we should have inspected every toilet, not just have no one use water for 30 minutes.

The toilet was draining water quickly, so we notified the landlord and it turns out there was a major plumbing issue in the house.

Am I chasing cash flow right into the frying pan?

The house needs at a minimum a new shower and toilet, so a bank approving a conventional loan is unlikely.

Based on past experience, this time I had added to the plans for bathroom floor drains to be put right behind the toilet.

Things to check on rentals:I look under all the sinks to make sure drains or lines aren't leaking.I check the toilets to be sure the flappers aren't leaking and that the toilets are securely mounted.I check/change the furnace filtersI check the water heater for signs of leakingI check the HVAC drains for obstructionsI check/clean the gutters.

He also wants to get compensated for doing extra fixes around the house like changing the flapper from the toilet for example.How do I fix this situation?
