My point is not to mess with hard money for it because the same could happen to  you or lending could get tight again as it's only a matter of time before we have a recession again.  

It's really pushing against my deadline of showing those by 4/1, but we will see what happens.

The people selling to you are usually in a very tight spot already and you could be making it much worse.

Regardless, it sounds like a good problem to have, my only suggestion is that in anything you do make sure your contracts are air tight.

I often inspect the property before the highest and best deadline and remove the inspection contingency altogether (or at least make the inspection period as short as possible).

It's a grueling process, giving tenant deadlines for each step, and give notice accordingly if she misses (making appointment, buying mattress covers and mattresses, heat treatment of all clothes and furniture).
