BRRR is a way to scale faster but not necessarily a long term sustainable plan.  

The reason I ask is because long term wealth is built through portfolios that sustain that wealth.  

Just like in any other downtimes, we will have to put more efforts to sustain.

B class when times get tough will move down but there will always be more than enough tenants in either class to sustain long term investments.

The military is a major driver/sustainer of the economy.

Do not try to fool yourself that Rent - PITI = Cash Flow... add in the expenses that exist.If you can sustain the lost income from the 401k loan, it is a cheap way to get into a property without needing a bunch of connections or a store of capital.
