Solution is month to month lease you can choose not to renew but you’ll still have to serve proper notice and if they holdover (don’t leave) you’ll have to formally evict anyway.

That same amount on rehab costs won't cover much so I'd make sure that each unit was at a 99% solution.

The most obvious work around solution would be to cover it with a bed or build a removal box around it to "hide" it.

If so, that seems like a less than satisfactory solution to me.Yes the costs will be low, but unless you are charging 10 bucks a night or something, I can't see people staying anywhere without water/electricity/sewer.
