There are some that manage to find the money and the deals quickly when the market is just right (and they have plenty of cash), but most success is built slowly, over time.Increase earnings, reduce expenses, save up, invest.

Now they are waiting for the appraisal so they can complete the "Refinance" part of the process

Doing the right thing is expensive, but it pays off in the end.Yes, this is the option I initially explored and came across this pilot program that NYC was offering specifically to help homeowners legalize basement/cellar apartments but it seems like the pilot program was not much of a success.

I am currently in the process of switching cleaners with a much lower per clean rate, but in most cases the spread is about $25 per clean.

Breaking even to me would be a success.
