Strong and consistent marketing is a must.

IE - He seems to be looking for an income- offer him (thru owner financing) an income stream better than the 2% he will be getting from the bank- also -there may be a strong tax savings he can use too- just sayin??

Also references from other people that say that you keep a neat and clean houseThen I would do some kind of lease purchase arrangement and not a lease with option, will you put 3% into an account, Lease for 12 months, keep your credit strong, and then buy the house.

If you're sending them a few letters, combined with social media campaigns for a few weeks before you door knock, your time will be much better spent because you are seen as a consistent presence who is their to help and they have an idea of what your company does.

Assuming you did adequate screening then your task is to be sure you are establishing a strong system of reminders so when the 1st of the month arrives there is a clear expectation of rent being paid first.  

Within 3 hours is strongly preferable.  

An LLC with no real purpose and without a strong Op Agreement will satisfy just that:  no real purpose.
