The contractor who “assured” me he would order his guys to stop working and not talk to a city official if one showed up was also the one who skipped the job when he landed a bigger one.I know that’s not every situation, but to me, wouldn’t it just be better to have them pulled?

That's a big accomplishment.Getting good tenants in place is all about proper screening--I would recommend making sure to take the time to properly screen each prospective tenant by reviewing their application thoroughly; calling any previous landlord references (definitely don't skip this part); running a background, credit, and eviction history check; and of course interviewing/getting to know the applicant.The more time you put in beforehand to screen the tenant, the more headaches you are likely to save yourself later.

creative financing can be hard with realtors involved, because most of them just straight up don't understand it or are worried they won't get their commissions (even if you preface with that). even if YOUR agent gets it, the listing agent may not, so you guys might be in for an uphill battle. creative financing GENERALLY works best for offmarket deals where you get to talk directly with the seller. everyone, don't come for me with your exceptions to this rule, i know they exist lol. but the short answer to your Q is YES you CAN, you may just have a hard time getting the listing agents to pitch your offer. pace morby has a great process for this. pitch, and then wait for the listing to expire, then skip trace and call the owner to see if they even presented it to them. they usually don't. you'd need a good system in place to keep track of everything you have your eye on, and call at the right times, but just thought i'd throw that idea out there!

You need to figure out how to find truly motivated sellers.If anyone tells you their latest strategy on how to do DMM, texting, skip tracing, driving for dollars, or all that stuff, honestly, they have no clue how to find motivated sellers.The reason I say this is because you CAN'T target motivated sellers.
