Greeting BP community,I have a question about the 1031 exchangeI understand the main concept but I am having trouble wrapping my head around the mechanics.My situation: I currently own a duplex that I have lived in for over 2 years.

This immediate boost to initial return gets you over the period where the cash flow is terrible.I would recommend someone starting out combine multiple concepts. 

At the time I had no idea what he was talking about and over the next couple of years I would listen to a podcast here and there without grasping the concept.

Get an idea, build a concept, and then you need to just get started.

This is much simpler and also easier to terminate if they don’t live up to their end of the deal.  

We renovated the home with new windows, roof, systems, and opened the kitchen for an open concept layout.

But being new, look for guidance and confirm their concepts because there are people in the business just looking to make a sell and either do not know or are not concerned about your interest.
