I found the wholesaler off of a bandit sign and he has sent me a few properties.

In some states a real estate transaction is not consider "closed" until the documents record at the local recorders office.

Find another agent , sign a deal , u do all the work and he only comes in to close the deal.

The market prices are going to drop ( a sign is no income verification needed loans, 2007 all over again.)

I'd recommend offering a move in bonus and try to sign 16-18 month leases so that you don't run into this issue again.

Find wholesalers (online search, local real estate meetings, bandit signs), sign a co-wholesaling agreement which outlines the 50/50 split, locate properties that the other wholesaler can sell, put them under contract and let the wholesaler bring the buyer.

I recently closed a transaction with @Joel Clausen from the Keller Williams Scott Smith Team, and we are working on at least one more by the end of the year.

Also, the state has to sign off on the finished product being free of contamination.
