My partner and I are focused on single family homes in Amherst, NY, convenient to the UB campus. 

I'm focusing now on research since we have to sell the houses to have the fluid cash available, but I'm hoping the BP community can help this newbie out:1.

I've focused on college kids and gotten outrageous rents (when compared to the area) ranging from $1000-$1250 over the years. 

One focuses on the overall strategy, the other on least options.

Would you suggest staying focused on Zillow or trying more to build a network and finding somebody who hasn’t listed yet?

While we were busy saving, I did all I could to learn as much as possible and determine where to focus.
