I believe pulling permit will also trigger their visit as well.

We are starting to involve the kid a little bit with stamping envelopes but the results are not always...desirable.If I want to go looking at properties, weather and neighborhood permitting, I'll usually throw my kid in the car and drive around with them.

My lot is already zoned to have a duplex and there are other lots in the area with duplexes on the back, so I don't think we will see any trouble from a zoning or permitting standpoint.

Although the benefits are great, their can be a significant amount of lead time which includes negotiations, marketing, permitting and construction which can take up to 36 months or never even materialize.

Many don't understand how to pull comps, assess rehab figures, don't know how permitting works or has an effect on a job, etc.

@Daniel Dem I would strongly advise before doing any big steps to consult a real estate attorney I think you would need a zoning permit.

This project is going to be 2+ years long and the permits for the construction have already been approved.

I'm fairly certain the 3rd unit was not permitted as HCAD only list as a duplex.

I have just learned ( and of course i am no expert in STR) that in many cities and now it appears Charleston.. that you can do a STR if you owner occupy the property without special permit..so am building a few projects right now that include a main house in front and in back and really cool 2 bd 2.5 bath smaller home of about 1250 sq ft.. that would make an AWESOME STR  just mintues from downtown..
