If the agent is a business entity then the agent must meet the requirements of Title XVII of the Revised Code to transact business or exercise privileges in Ohio.Northwest Registered Agent will serve as statutory agent for an annual fee.  

The appraisal inspection would also show if any new repairs were performed or needed by the age of the building and how well it has been maintained.

If you have second thoughts, it is up to sellers to approve or keep the deposit as non-perform case.

Most MF's are in old, rough areas and don't perform well.

Going to perform small maintenance tasks on the rentals myself as they come up instead of hiring it all out.

The longer they are prevented from exercising their rights to reclaim their property from non-payers, the more dominoes will fall and the worse things will get for everyone!

So, a 10K difference when you exercise the sale is not bad then, am I right?

My one bizz associate had a huge demand for his performing notes right after the market really corrected so had a very good March will see how April shakes out for him.  

Now, if you have 40-50 performing long term rentals with amazing cash flow, then you might be able to absorb the risk.
