If not a bubble, I think we've got to be nearing the peak for appreciation in B/C areas.  

Plus, because use you have already expressed that you can't remote work (PS y'all its something you should earn from a corporation due to increased trust) that I'm a rare commodity who understands why you just can't get what you want, so when you say no, I will just thank you for reading my hairbrained amazing suggestion.

I don't know an industry that can allow such high earning potential.. with as low of fixed overhead.if you compare it to wholesaling which seems to be the other thing newer folks want to try. wholesaling is far more expensive.if an agent spent as much as many spend on wholesaling on marketing they would do just as well income wise and build up a clientele base that will bring them referrals as long as they are in the industry.. that's one thing about wholesaling its a one and done..

After you take the class and pass the test then you can hang your license and earn a commission.

. $100/night at 15 nights is just earning you $1,500/ month.

The buyers buying at peaks with stagnant rent growth looming, increasing property taxes, and rising utility costs with multifamily buildings have a bunch of future gotcha's that can severely impact upside at the current point in the cycle.Check on building something new.

As a doctor you have made your way through tough years in undergrad, med school, residency, maybe a fellowship, etc. to finally start earning those high salaries.
