Do you have a passion for it that doesn't exist with more traditional RE? 

For example, leverage a general contractor to help you with rehab estimates, leverage virtual personal assistants to help you field phone calls from leads, build relationships with real estate agents, inspectors, appraisers during your lunch hours and learn as much as you can every day about real estate.In time I believe you will find some areas that you are interested in and passionate about and you will also realize other areas that you don't want to do yourself (you can outsource those tasks).  

First of all, congrats on living well below your means and searching for passive income as a way to fund your artistic passions.

Throughout college, I increasingly began to have a great passion for real estate investing along with pretty much anything real estate. 

After interviewing with the partners of that brokerage and speaking with them it hit me that my passion really lies in MultiFamily apartments.

Ever since I was a kid I've wanted to own vacation rentals and it is something that I am really passionate about.

While I may be relatively new to the real estate industry, my passion for real estate investing knows no bounds.

Even if it was $10, $20 a month, I think it would help cool the market enough to help those who are passionate about being involved in real investing.  

I would start part time just to make sure it's an actual passion!

Realestate is fun to me and is a passion.
