I’m currently doing my homework and preparing to make an offer on my first property, a commercial/residential building and I’m looking forward to utilizing the resources on BP and especially the experiences of all the other investors. 

-Has no crawlspace (common for older properties) so we couldn't see the foundation-Drywood termite/wood decaying fungi damage seen on all the windows/doors/parts of the beam on the exterior, parts of roof decking and rafters in the attic-Old leaks/moisture damage seen in the ceilings and attic-Parts of the roof has patch work-Roof doesn't have any permits on record (don't know how old it is)Seller's offer to me:-Fumigation treatment for drywood termites (tenting the house)-Replace and repair all damage wood throughout the house-Replace the entire roof with a new permit-Replace one window in every room (not all)-Pay for a structural engineer to inspect the foundation-Offer to get quotes for repairs and have a 15-20K budget to make all repairs, house is 500K.

I am about to make an offer on this home and realized that there is no dishwasher.

Toledo offers excellent cash flow opportunities, although its neighborhoods can differ significantly even from one street to the next.

Then we started putting in offers and that was a learning experience on its own.

However, we have so much to offer! 

Cold calling potential sellers needs to be quick and get straight to the point: your a local small business and you're looking to make an offer on the property, are they interested?

However, the next day, the auctioneer called me and said the guy who bought it had buyer's remorse so he offered to sell it to me for my last bid.

After doing about 500 deals in my, market with OOS and country investors, we have now offered seller financing, 10% 30 year, no points, Clients seem to love it!!
