I'm located in Royal Oak, MI and am new to real estate investing.

Every time I have someone move out, I have to go in and paint the door facings where they bumped or chipped the paint. 

We all saw the markets that went nuts 2008 Phoenix was a BIG one, but as I read North Phoenix is a new Silicon Valley with semi ships mega factories going up, one plant 12 billion dollars TSMC, Intel is an also building a semi chip plants what is different these are foundry plants.

Has anyone ever met a property manager in South Texas, preferably in Live Oak County area?  

To be fair, you didn’t keep it in move in condition by not repairing the paint chipping from the roof leak.Your decision to give a family friend a discount shouldn’t be held against him, you got 60months of consistent payment, something every landlord on this forum can appreciate.In my opinion, I’m finding it hard to believe all of that is worth a $700 security deposit.
