The other units in the area might actually have those proforma rents, but it's a bold assumption that any specific property will support them also - - poor curb appeal, poor internal condition, war zone neighborhood....In your offer to purchase, demand a rent-roll for the last two years, signed as accurate, to be returned in 10 days of acceptance to see the real rents.

Then they would have control of the furniture wether they want it or not and they can choose to go get their furniture or let it be featured on storage wars when the stuff gets auctioned off for non payment of the rental unit.If they take you to court they can't prove you agreed to pay for the furniture and you can prove you gave them their furniture back.You can also tell them the place that you donated the furniture to never came and picked it up so you moved it to storage.
