Working with property managers, you can have access to a lot more than just 1 unit; however, they have their own system in place and as a tenant you ultimately need to respect their system.For example, you can't just throw in your own smart locks, hire a vendor to clean the carpet, or your own enhancements, etc.

If I'm analyzing deals on multi's, should I expect to get the trailing-12 and rent rolls before I make an offer, or do I review those during the due-diligence period?

It seems from what I've seen here on this forum that it's hard to get that good of terms on cash outs unless you own multi-family commercial properties.

Drive around Torrington and Winsted or New Britain and look at the good neighborhoods and then find multi families close to or next to those neighborhoods.

If you look through BP threads of "omg when is the crash going to happen" it's overwhelmingly people who haven't done a single deal yet.So unless you have some systemic economic collapse of multiple systems and industries, market cycles aren't a big deal.
